LANTERN HILL PROPERTIES LLC RULES AND REGULATIONS
- GENERAL
- Applications must be completed for any person over 18 looking to reside in the park. There is an application fee per person for the background check. All applications must be approved by management and the owner before residency can be established. A security deposit and 1st month's rent is required prior to occupying a mobile home.
- All rent/lot fees are to be paid in full on the 1st of each month; if the balance is not paid in full by the 10th, eviction proceedings will begin. All checks and money orders are to be made payable to LANTERN HILL PROPERTIES LLC and to include LOT NUMBER. A fee of $50 will be applied for any returned check.
- There is to be no subletting, renting, or residency by anyone other than those listed on the lease. Prior authorization with a background check and written permission must be given by management and owner.
- There is to be no business conducted from rented lots or rented homes.
- Disorderly conduct, abusive language, noisy disturbances, or disregard of the rules and regulations contained herein shall be grounds for immediate removal of all persons engaged in or committing said offenses from the premises.
- Tenants will be held liable for any damage caused by their children, guests, or pets while on park property.
- Management reserves the right of access onto all lots at any time for the purpose of utility inspection and necessary maintenance.
- Management will not be responsible for any accidents, injuries, or loss of property caused by fire, theft, wind, floods, or any other natural acts which are beyond personal control. Equipment and apparatus furnished on the grounds are solely for the convenience of residents and all persons using the same will do so at their own risk.
- Management must be notified immediately of any hazardous conditions which are known to be a violation of these rules and regulations or otherwise and be given time to correct.
- Every resident is responsible for any violation of the park rules and regulations by any guest or family member.
- Any violations of these rules and regulations by the tenant or their guest that remain uncorrected will be grounds for immediate termination of the lease in eviction proceedings.
- There will be no outdoor storage allowed unless placed in a park-approved structure that is on the lot.
- All residents must notify management as far in advance as possible when planning to vacate. Tenants must meet the following conditions to have their security deposit returned:
- Management MUST be notified in writing at least 30 days prior to the tenant intending to vacate.
- If all rent is paid and the tenant is current, along with no damage to the rental or the lot, the security deposit will then be returned.
- The tenant must provide management with their forwarding address for mailing of the security deposit.
- Management reserves the right to alter these rules and regulations as circumstances may require upon a written seven (7) day notice to tenants.
- Fireworks are prohibited on park property and areas around the park.
- The sewer system may only be used for human waste, toilet paper, and normal washing machine discharge. DO NOT FLUSH wipes of any kind, including those that state they CAN be flushed, feminine products, food, or other trash. DO NOT pour grease or wash food down any drain.
- AUTOMOBILES, TRUCKS, AND OTHER VEHICLES
- Vehicles shall be parked only in designated areas. Vehicles are not to be parked along roads or in any undesignated areas of the lot.
- No uninspected or unregistered vehicles are to be permitted in the park for more than 30 days. Vehicles not removed by the owner will then be towed from the park at the owner's expense.
- The speed limit in the park is 5 miles per hour; all drivers should remain alert for pedestrians and children at play.
- COMMUNITY BUILDINGS AND FACILITIES
- Any public areas inside the park limits are to be kept clean and used at your own risk.
- Any complaint regarding repair to any park facilities must be made in writing to management.
- ANIMALS
- No animals except for household pets are allowed to be brought into the park.
- Written permission must be obtained in order to keep or bring any pet into the park. Only the pets for which permission was obtained shall be allowed to remain in the park.
- All animals must be licensed and have updated immunizations, including but not limited to Rabies vaccination.
- Pets, if permitted by writing, shall not be allowed to run at large, or create a disturbance or nuisance to any other tenant or management. Pets must be leashed or inside a fence at all times while outside the home.
- All pet waste must be picked up by the owner and properly disposed of immediately.
- Noisy or unruly pets or those that run free will not be allowed to remain in the park.
- Pets are not to be left outside unattended or while the tenant is not on premises.
- Pets are not to be left outside, unattended in any extreme temperatures and will be reported to the SPCA and to the Animal Control Officer.
- There will be weight restrictions in the rental units and a limit for all pets in the park.
- GARBAGE DISPOSAL, STORAGE, AND FIRE PROTECTION
- Residents are responsible for their own garbage cans for use inside & outside their mobile home.
- Garbage pickup days are ____________________________. Garbage must be in plastic bags and placed by the curb prior to 9:00 AM. Any loose trash in receptacles will be assessed a fee for additional handling.
- Any cardboard or other recyclable items are to be broken down or otherwise compressed as much as possible before being put into the recycling bins. Recycling will be picked up ____________________ mornings immediately following garbage removal.
- There is a fee and prior authorization for the removal of larger items.
- Storage buildings separately rented will be the tenant's responsibility.
- Written permission must be obtained from management prior to delivery or setup for any outside storage building to be brought into the park.
- Smoke detectors, fire extinguishers, and carbon monoxide detectors have been installed in the rental mobile homes. Removal or tampering with these units will result in the mobile home not being protected.
- Any rules and regulations herein not stated are to be covered and enforced under Town of Oneonta code. Tenants must abide by all Town codes and regulations.
